We look for homes in sell-through towns, in nice neighborhoods, with good school systems. We will run an analysis on an area to ensure properties in our price range are moving in our required time frame (under 6 months).

Currently, we can handle all aspects of rehab – from light cosmetic work (paint, carpets, appliances) to a complete demolition/rebuild.

Our acquisition numbers completely depend on our end resale value, and what our rehab figures are. We typically purchase at a percentage of the after-repair value or ARV. The percentage is determined by the area, our inherent risks, acquisition costs, and rehab costs at the time of sale.
